North of England housebuilder, Homes by Esh, has brought forward a development of 144 energy efficient homes in Darlington.
The collection of two-, three- and four-bedroom houses at Hurworth Meadows is located on the cusp of the Tees Valley, near to the A66, as the developer said they should appeal to people looking to get on the property ladder or those seeking to make their first home switch.
Prices at Hurworth Meadows start from £159,995.
Colin Willetts, deputy managing director at Homes by Esh, said: “The development at Hurworth Meadows comes to the market at an ideal time for first time buyers. With mortgage rates dropping, now is the right time to act for those wishing to make 2024 the year they buy their first home.
“We have merged technology with expertise to produce homes constructed with the latest features to help reduce energy consumption, water usage and waste. We understand the challenges of the market now and introduced our exclusive deals to support prospective homeowners and alert them to the potential benefits.”
While show homes are due to open in Spring 2024, Homes by Esh has opened the market early providing buyers the opportunity to reserve off-plan. Opening week offers include £5,000 towards your deposit, £1,000 towards solicitors’ fees and £1,000 towards mortgage arrangement costs.
All homes at Hurworth Meadows will come with green features, which include solar photovoltaic panels, an electric car charging point and smart heating controls. Zoned heating areas, smart meters and floor and loft insulation will contribute to a 31% reduction in CO2 emissions, while an electric car charger will equip eco-friendly motorists. Each house type features high quality fixtures and fittings from well-known brands including Porcelanos and De Santii.
The show homes, which will be available for viewings in the spring, will include two new house types, a two-bedroom Azalea and three-bedroom Foxglove. The Azalea two-bedroom property comes complete with an en-suite, proving an ideal first-time home for an individual or a couple. The larger Foxglove show home is designed with a spacious open-plan kitchen and dining area, as well as en-suite.
Elsewhere across the development, the Heather and Poppy house types will include three and four-bedrooms respectively along with an integral garage.
Every property comes with a 10-year NHBC warranty.
Willetts added: “We aim to build neighbourhoods where communities can thrive and Hurworth Meadows is no exception. It will offer high specification properties by design and will be ideal for those who are looking to purchase their first home, or make the move into a more sustainable property where energy bills will be lower in comparison to an older home.”
